Do I need planning permission to turn a garage?
In around 90% of cases, planning permission from your local authority is not required. It is important to check with your local authority before any work takes place. Thanks to new regulations that were introduced in October 2008 most conversions do not require planning permission if the work is internal and the conversion does not increase the size of the space.
Can you convert a new build garage?
Most garage conversions can be completed under permitted development rights, which are afforded to most properties allowing certain types of work. This usually applies to construction work that will not alter the existing structure of the building. If your garage is an independent structure, or if your home is a listed building, or in a conservation area then it is highly likely you will require planning permission to convert.
Does removing a garage devalue your house?
Estate agents report that increasing the square footage of your property by adding an additional room, that is tailored to your needs, can increase the value by at least 10 to 20 per cent. If you retain a driveway for a parking space for one to two vehicles, then you will not devalue your property. There are other benefits too, for example, you will not have to sacrifice precious garden space for an extension.
Do I need an architect?
This is a personal preference and is not essential, or a legal requirement. You may want to employ an architect or architectural technologist to design your conversion. However, most garage conversions are straightforward, and our structural engineers can provide plans and calculations, and project management service to ensure you get the most out of your amazing conversion.
